Quelles ont été les tendances de la production de logements dans les 20 premières années d'existence de la Région de Bruxelles-Capitale, et comment a évolué le système de relations entre les fonctions de l’habiter et celles qui permettent à la ville-région d’exister comme métropole internationale ? Comment les scénarios mis en oeuvre permettent-ils de penser les défis du futur, et de faire face aux évolutions de la démographie ?
La recherche a permis de produire une cartographie inédite de la production immobilière de 10 logements et plus entreprise entre 1989 et 2007, fondée d’une part sur une typologie morphologique, et d’autre part sur une analyse des processus et des stratégies des acteurs immobiliers privés.

Ce segment de la production immobilière s’insère dans un jeu de tensions urbanistiques lié à la nécessité de faire coexister, à l’intérieur des dix-neuf communes, deux dimensions de la ville : la ville comme pôle d’échanges économiques et la ville comme lieu de pratiques quotidiennes.

Par ailleurs, dans la ville contemporaine, cette problématique de la mixité fonctionnelle se complexifie: on observe une diversification des échelles territoriales auxquelles il convient de référer les équipements de la centralité urbaine, ce qui multiplie les effets de frontière et radicalise les différents statuts entre les espaces constitutifs de la ville.
